First, you need money. How much depends on what options you have. If you don’t have money, google “community development corporation in your area. Like Ventura Community Development Corporation. Ask what type of “Down payment assistance programs they have. A client of mine bought a $250,000 property with $750 out of pocket because they qualified for a state grant. All you have to do is ask for down payment assistance. Step 2: Get qualified for a loan. You can do 3.5% down as an FHA loan which lets you have a bit higher Debt and lower credit score. Or you can do 3-5% down as a conventional loan. If you just graduated college and just got a job, you might be able to qualify with 2 years work experience already. Otherwise you need at least 1 tax return at your job and year to date income statements. Yes, you’ll pay mortgage insurance, but watch this video on mortgage insurance to learn why you SHOULD pay mortgage insurance. It’s stupid not to. Ask your lender quote “preunderwrite your loan” to be more competitive. Step 3: Find an agent that knows the neighborhood you’re looking in. Go to zillow’s agent finder and look for an agent IN your zip code, ideally within the neighborhoods you want to buy in. Step 4: Find a single family house, or a condo but condos are harder, that’s dated and stinky. Ask your agent, who better be really good at selling houses in that neighborhood, what common issues are and what common costs are with the house you’re buying. Step 5: Write a competitive offer. You’re going to be against multiple offers. If you’re not, that’s a bad sign. You’re probably looking at something over priced if you’re not against other offers. The more you know going into the deal about the sellers motivations and the condition of the property the better. If you can s shorten your inspection contingency to 3 days do it. If you can shorten your loan contingency and waive an appraisal contingency, do it. Do not ask for credit backs and not complicate your offer asking for nonsense like termite repairs or warranties if you don’t have to. VA buyers might have to. But otherwise, keep your offer clean in this environment. You’re goal is to find a place listed for let’s say $200,000. It’ll get bid up. Fine. Say you pay $250,000 for a house that’s sitting in a $350,000 neighborhood. You’re goal is to leave the walls, don’t move structural stuff, and, leave as much as freaking possible. If you don’t have money, do the bare minimums! I used to scrub floor tiles to save them because I had no money. If you have money, spend in cost effective ways. Glaze the tubs, paint the walls, carpet the floor, paint the cabinets, change the knobs and spend as little money as possible to make that place livable. The point is: you now control a property that’s livable in a $350,000 neighborhood. But you just spent $250,000 buying it and let’s say $20k for fix up and closing costs. Your equity, your net worth, now increased by $80,000. Step 6: In the future, when you’re ready, refinance the property.
